Organics in the fill material.
I had Echota Inspections (Mark Cordle) dig out the footings to make sure there wasn't any footing under the slab. He discovered some organics and ash looking materials under the slab. You can see the organics in the fill below.

Here is a zoom of the organics under the slab. Looks like some ash from a fire to me.

I was then advised to have an engineering company test the load bearing capacity of the soil. I chose Engineering Consulting Services (ECS). This is what they pulled up a few feet below the surface of the ground.

It appears when the lot was cleared, they may have been a fire. It looks like the house is sitting on the ash pile which contains some amount of partially burnt organic materials. These materials are in the process of decaying, which means the ground is in the process of shrinking. Click here for the engineering report
